Harry Weese-designed office tower will get a $25M atrium renovation designed to lure renters with amenities

Glenstar is investing $25 million in a major renovation of 200 S. Wacker Drive, a Harry Weese-designed office tower in Chicago's financial district. The modernization effort aims to attract new tenants and make the building feel like a "hospitality-driven" space.

The renovated three-story atrium lobby will feature warm wood tones, plenty of natural light from along the river, and welcome visitors to the building. Existing ground-floor tenant Mojo Coffee will remain in the renovations. The entire third floor will become a fitness club with spa-inspired locker rooms, cold plunges, and infrared saunas.

Five floors of high-end amenities are expected to unfold vertically across the building. These include a golf practice facility with two simulators, a full-service bar, a parlor gaming area, an enclosed library, and a listening lounge. The goal is to create a "club-like" atmosphere, according to Michael Klein, co-founder and managing principal of Glenstar.

The renovation follows a growing trend among building owners in Chicago's office market, which has seen rising vacancy rates and downward absorption figures since 2020. However, leasing momentum has picked up in the final quarter of 2025, especially for "trophy" properties with high-end amenities.

Klein identified two trends in downtown Chicago leasing: a flight to quality and location. Glenstar's building is located on the river, which Klein believes gives it an edge over other locations. The firm has already seen interest from companies after announcing its renovation effort.

According to research by commercial real estate firm Cushman & Wakefield, Chicago's office vacancy rate rose steadily in 2025, ending the year at 26.9%. However, leasing gained momentum in the final quarter of 2025, especially for high-end properties with amenities. The West Loop continues to be a bright spot, accounting for 52.8% of new leasing in 2025.

Its like they wanna create this super fancy club environment that's gonna attract all these high-paying companies 🀩. I mean Glenstar's getting $25 million into it, thats some serious cash πŸ’Έ. But you know what, its not just about the money, its about the location, right? πŸ“ This building is on the river, thats like gold in Chicago real estate. The vacancy rate is at 26.9% but leasing has picked up, especially for top-tier properties. Its all about creating that "flight to quality" vibe, you feel me? πŸš€ And I gotta say, a fitness club and spa-inspired locker rooms on the third floor is straight fire πŸ”₯. But its also a sign of what's going on in our economy, people are looking for work-life balance and amenities. Its not just about the office space anymore, its an experience πŸŒ†

You know how back in the day, office buildings used to have like, actual charm? Now it's all about making a space feel "hospitality-driven" πŸ€·β€β™€οΈ. I mean, what's wrong with good old-fashioned functionality? But hey, if people want to pay $25 million for some fancy atrium lobby and a golf simulator 🏌️, that's their prerogative.

And can you believe the vacancy rates are already 26.9% in Chicago? That's crazy! Back when I was working, we didn't have all these fancy amenities either, but at least our offices were within walking distance of each other. Nowadays it's like everyone wants to be a "trophy" property πŸ†.

I guess what they're trying to do is create this "club-like" atmosphere πŸ’Ό, but I'm not sure that's what people are really looking for in an office space. Maybe I'm just old-school, though πŸ˜‚. Anyway, if Glenstar's renovation effort pays off, it'll be interesting to see how the Chicago office market changes...

I'm intrigued by Glenstar's bold move to modernize 200 S. Wacker Drive. πŸ€” This significant investment in $25 million suggests they're not just revamping the building, but repositioning it as a premium hub for businesses and talent. The addition of amenities like high-end fitness facilities, golf simulators, and exclusive lounges will undoubtedly attract top companies looking to establish themselves in Chicago's competitive office market.

It's also interesting to note how Glenstar is leveraging their location on the river to create a distinct advantage. πŸŒ† With the West Loop continuing to shine as a hub for new leasing activity, I think this renovation will be a game-changer for the entire area. The "hospitality-driven" vibe and carefully curated amenities will surely appeal to companies seeking a unique work experience.

The trend towards high-end amenities in trophy properties is gaining traction, and it'll be fascinating to see how this plays out in 2026. With Chicago's office vacancy rate rising but leasing momentum picking up, I'm optimistic about the city's long-term prospects as a business hub. πŸ’Ό

πŸ€” I'm loving this renovation project at 200 S. Wacker Drive! πŸŒ† They're really thinkin' outside the box here - who wouldn't want a golf sim and an infrared sauna on the third floor? πŸ˜‚ It's great to see Glenstar investin' big time in makin' this building feel like a luxury hotel. The West Loop is lookin' more and more like a hub for high-end office space, and I'm excited to see what other projects come out of there. Chicago's got the vibe goin' on now - let's keep it up! πŸ’ͺ

I'm loving this renovation update on the Wacker Drive tower! 🀩 It's gonna make that place super Instagrammable and attract all sorts of high-end tenants looking for that fancy "hospitality-driven" vibe. I mean, who doesn't love a good fitness club with spa-inspired locker rooms? πŸ˜‚ And the fact that Mojo Coffee is sticking around as a ground-floor tenant is a win-win for anyone needing their coffee fix while they're working out. The addition of those simulators and library sounds like a total game-changer for "trophy" properties in Chicago's office market. It's all about creating a club-like atmosphere now, and if it works, Glenstar's gonna rake in the dough! πŸ’Έ

πŸ’πŸ’Ό I'm so down for this renovation! A fitness club and spa locker rooms sound like the ultimate perk for office workers πŸ§˜β€β™€οΈπŸ˜Œ. And can you imagine having a golf simulator on site? That's gonna attract some big-name companies, no doubt about it. The whole idea of creating a "club-like" atmosphere is genius - people want to be able to work in a space that feels like a luxury resort. πŸ’ΈπŸ“ˆ I'm also loving the fact that Mojo Coffee gets to stay and become an even bigger part of the building's vibe πŸ΅πŸ’š.

But seriously, it's interesting to see how Glenstar is trying to address the vacancy rates in Chicago's office market. Location, location, location - it's all about finding a spot that's gonna make your building stand out from the rest. And I think this renovation is definitely gonna do just that πŸ’ͺ🏽πŸ’₯.

One thing that does have me curious though... how much of this investment is actually gonna come out of tenants' pockets? Like, are they being charged more rent to pay for all these fancy amenities or what? πŸ€‘πŸ“Š

πŸ€” just saw this news about Glenstar renovating that office tower in Chicago and I'm kinda surprised they're putting so much money into it πŸ€‘ like what's the rush? didn't we already see vacancy rates skyrocketing since 2020? πŸ“‰ and now they're trying to create a "club-like" atmosphere with a golf practice facility and infrared saunas πŸŒοΈβ€β™€οΈπŸ§–β€β™‚οΈ isn't that just gonna be a luxury for the few rich companies that can afford it? πŸ’Έ meanwhile, I wonder how this'll impact the local coffee shops like Mojo Coffee who already exist in the area β˜•οΈ guess we'll have to wait and see if this renovation is more of a game-changer or just another fancy facade πŸ‘€

idk why they're putting so much effort into this building, it's like they want to create a mini resort or something 🀯. and what's with the golf simulators? who needs that? πŸŒοΈβ€β™‚οΈ they should focus on creating real jobs for people instead of just catering to corporate types πŸ˜’.

πŸ€” just wonderin if all this fancy amenity space is gonna attract more people or just the same old corporate suits πŸ“ˆ i mean, we got enough coffee shops already, don't need another one... but at least Mojo Coffee will stay put πŸ’š

I gotta say, this renovation at 200 S Wacker Drive is gonna be a real showstopper! 🀩 I mean, who wouldn't wanna work in a building that feels like a luxury hotel? The addition of a fitness club and spa-inspired locker rooms is genius - it's all about creating a "club-like" atmosphere, right? πŸ’ͺ

I'm also loving the idea of having a full-service bar, a parlor gaming area, and an enclosed library. It's not just about attracting new tenants, but also about giving current ones a reason to stay. And with the building's location on the river, I can see why Glenstar thinks it's got an edge over other locations.

I'm curious to see how this all plays out - will we start seeing more "trophy" properties popping up in Chicago? πŸ€” One thing's for sure, though: this renovation is gonna give 200 S Wacker Drive a serious boost. Can't wait to see the pics of the finished lobby! 😊

I think this whole "hospitality-driven" thing is just a fancy way of saying people are desperate to have decent amenities in an office building πŸ€”πŸ’. Like, who doesn't want a gym and a bar in their office? It's not like it's going to make anyone actually work harder or be more productive... but hey, if you're gonna spend 25 million bucks, you might as well go all out! πŸ’Έ And honestly, I kinda love the idea of a "listening lounge"... sounds like my happy place 🎧.

omg u guys i just read that Glenstar is investin $25 million into renovatin this office tower in Chicago and i am SO here for it 🀩! the third floor is gonna have a fitness club with spa locker rooms idk how they're gonna keep us employees from overusing the saunas lol. but seriously, its cool to see them tryin to make the building feel more like a hospitality space. i mean who wouldn't wanna work in a place that feels like an airport lounge? anyway, gotta say i'm curious to see what kinda companies are interested in leasin' this spot since it's on the river... maybe they're hopin to attract some big brands and make chicago look even cooler

πŸ€” You know what this renovation is really about? It's not just about attracting new tenants or making the building feel fancy... it's about creating an experience! They're trying to make people feel welcome and included, with all these high-end amenities and a modern lobby that feels like a warm hug. πŸ πŸ’†β€β™€οΈ And you know what? I think we can learn from this. In our own lives, we often forget to create space for ourselves and others to relax and recharge. We get so caught up in work and responsibilities that we neglect our own well-being. But what if we prioritized creating a sense of community and connection in our daily lives? πŸŒˆπŸ’¬ What would that look like for us?

idk about this renovation tho πŸ€”... seems like overkill to me, right? they're gonna have a listening lounge and a parlor gaming area on top of all the other fancy amenities... and what's up with the golf practice facility?! it's just another reason for people to leave the office and play some virtual rounds instead πŸ˜‚. but at the same time, i guess if it's gonna attract more tenants and make the building feel "hospitality-driven", then i'm cool with it πŸ€—. still think tho that 200 S Wacker Drive is one of those iconic buildings in chicago... don't need all these extra bells & whistles 🎺

I'm loving this idea! A fitness club and spa-inspired locker rooms on the third floor πŸ§–β€β™€οΈπŸ›οΈ is like, totally gonna attract some serious high-end tenants to that building. And I mean, who wouldn't want to work out and feel relaxed in a beautiful atrium lobby with plenty of natural light? πŸ’‘ It's all about creating a "club-like" atmosphere, right? πŸŽ‰

I'm also super stoked to see companies moving to the West Loop again πŸ“πŸ‘₯. 52.8% of new leasing is huge! And it just goes to show that there's still demand for high-end office space with awesome amenities πŸ’ΌπŸ“ˆ.

I think this renovation is gonna be a game-changer for downtown Chicago, and I'm excited to see how it all plays out πŸ€žπŸ’«.

πŸ€” just thinkin' about this renovation... they're all about creatin' that hospitality vibe now πŸ¨πŸ’†β€β™€οΈ i mean, who wouldn't wanna walk into a warm, wood-toned lobby with natural light comin' in from the river? πŸŒ… it's like they're sayin', "Hey, we care about you, come hang out" 😊 and then you got these high-end amenities like a golf simulator and a spa locker room... it's like a luxury resort in the middle of downtown chicago! πŸ”οΈ i'm curious to see how this affects the office market though... do they think all this fancy stuff will attract top talent? πŸ€“

I think this renovation is gonna make that building super attractive to all the big companies, like how it's already got people interested after announcing the plans... πŸ€‘ And I guess the added amenities will really help with the vacancy rate, which is still kinda high at 26.9% now. It's good that they're focusing on making it feel more welcoming and hospitality-driven, you know? The third floor's fitness club sounds pretty sick too! πŸ‹οΈβ€β™€οΈ

πŸ€” I'm so down on this investment by Glenstar! πŸš€ $25 million is a lot of cash to throw around, but if it's gonna make that building feel like a luxurious oasis in the middle of the city, I'm here for it 😌. The idea of a fitness club with spa-inspired locker rooms and infrared saunas on the third floor? πŸ‘ Yes, please! It's about time we had some serious amenities in our offices to match the fancy new startups that are popping up everywhere πŸ“ˆ. And I love how they're focusing on creating a "club-like" atmosphere - it's like having your own private lounge, minus the membership fee 😎. The location is key, of course - being right on the river gives the building some serious bragging rights 🌊. Can't wait to see what other goodies come out of this renovation! πŸ’₯

I just saw that Glenstar is pouring $25 million into renovating their Chicago tower πŸ€‘ and I gotta say, it's all about creating that "hospitality-driven" vibe πŸ’†β€β™€οΈ! A three-story atrium lobby with warm wood tones and plenty of natural light sounds like a breath of fresh air β˜€οΈ. And can you imagine working out in a spa-inspired locker room or unwinding in a listening lounge πŸ§˜β€β™‚οΈ? It's no wonder companies are lining up to lease space there - location, location, location πŸ“! The West Loop is still the spot πŸ”₯ with 52.8% of new leases in 2025. I think this renovation is gonna be a game-changer for downtown Chicago's office market πŸ“ˆ.
